How long does a boiler replacement take?
What happens on the day, what makes it take longer, and the paperwork you should get at the end.
A like-for-like boiler replacement, where the new boiler goes in the same place as the old one, usually takes one day. Moving the boiler to a new position often takes one to two days, and converting from a system or conventional boiler to a combi typically takes two to three days, because the pipework and the flue have to be reworked.
Those are typical times, not promises. Every house is different, and the state of the existing system often decides how smooth the day goes. Here is what actually happens and what can stretch it.
What happens on the day of a boiler swap
For a straightforward swap, the day usually runs in this order:
- Protect the area. Floors and cupboards are covered and the work area is cleared.
- Drain down. The heating system is isolated and drained, and the gas and electrics to the old boiler are made safe.
- Remove the old boiler. The old boiler and flue come off the wall and are taken away.
- Clean the system. The pipework and radiators are flushed to get the sludge out, and a magnetic filter is fitted.
- Fit the new boiler. New bracket, new flue, and the pipework altered to suit the new boiler's connections.
- Fill and commission. The system is refilled with inhibitor, the gas pressure and flue gases are checked, and the boiler is set up and tested.
- Controls and handover. The thermostat and timer are set up and you are shown how it all works.
Expect to be without heating and hot water for most of the day.
Like-for-like swap vs moving or converting
The biggest factor in how long a boiler replacement takes is what changes. Roughly:
- Same boiler type, same position: usually one day.
- Same type, new position: often one to two days. New pipe runs, a new flue route and a new condensate pipe all add time.
- System or conventional boiler to a combi: typically two to three days. The hot water cylinder comes out, the tanks in the loft are usually removed, and the pipework is rearranged so hot water comes straight from the boiler.
A conversion can also turn up jobs that are hard to see before work starts. The gas pipe may be too small for a combi, which needs more gas when the hot tap is running, so it may need upgrading. The new flue has to meet clearance rules from windows, doors and boundaries, which sometimes means a different position than you had in mind.
Why the system gets cleaned first
Older heating systems collect black sludge, mostly magnetite from the inside of steel radiators. Put a new boiler onto dirty water and the sludge ends up in its heat exchanger. A dirty system is one of the first things checked when a warranty claim comes in.
How the system is cleaned depends on its condition. A powerflush pumps water and cleaning chemicals through every radiator at high flow and can add most of a day to the job. A lighter chemical flush is quicker and suits a system in reasonable shape. On every boiler installation I do, the system is flushed and a filter is fitted before the new boiler is commissioned.
Gas Safe registration and Building Regulations
By law, anyone fitting or working on a gas boiler in the UK must be on the Gas Safe Register. Ask to see the engineer's Gas Safe ID card, check the back to see what work they are qualified for, and look them up on the Gas Safe Register website if you want to be sure.
Replacing a boiler is also notifiable work under Building Regulations. When a Gas Safe registered engineer fits it, they notify it through the Gas Safe Register, and you should receive a Building Regulations Compliance Certificate by post a few weeks later. Keep it. Buyers' solicitors often ask for it when you sell the house.
In England, the Boiler Plus rules mean a new boiler needs a timer and room thermostat, and a new gas combi also needs at least one extra energy-saving measure: smart controls with automation and optimisation, weather compensation, load compensation or flue gas heat recovery.
The paperwork you should get
- Benchmark commissioning checklist. This is filled in by the installer, usually in the back of the boiler manual or digitally. It records how the boiler was set up and is needed for the warranty.
- Manufacturer warranty registration. Most manufacturers need the boiler registered within a set time after fitting. I register the warranty for you as part of the job.
- Building Regulations certificate. This arrives later by post, as above.
Most warranties also depend on an annual service, so put a reminder in your diary for a year after fitting.
Signs it is time to replace your boiler
Not every old boiler needs replacing. A repair is often the sensible option, and you will be told when it is. But it is worth thinking about replacement if:
- The boiler is 12 to 15 years old or more and breaking down more often.
- Parts are getting hard to find or slow to arrive.
- The pressure keeps dropping, or the boiler is noisy, with banging or kettling sounds.
- Radiators take a long time to warm up even after bleeding.
- Your gas bills have crept up with no change in how you use the heating.
- An engineer has classed it as at risk or immediately dangerous.
If the flame on an older open-flue boiler burns yellow or orange instead of blue, or you notice sooty marks around it, turn it off and get it checked straight away. If you smell gas, call the National Gas Emergency number on 0800 111 999.
Getting a boiler replacement in Ashford
I fit new boilers and system to combi conversions across Ashford and Kent, with the system flushed and the controls set up properly. Quotes are free and the job is fully insured. Have a look at boiler installation, or boiler servicing and repairs if you would rather try a repair first. I cover Ashford, Folkestone and the villages around them.
Common questions
Can a boiler be replaced in one day?
Yes, usually, if it is a like-for-like swap in the same position. A move often takes one to two days, and a conversion to a combi typically takes two to three.
Will I have hot water during a boiler replacement?
Usually not for most of the day. The system has to be drained, and hot water and heating come back once the new boiler is commissioned.
Does a new boiler need Building Regulations approval?
Yes. A boiler replacement is notifiable work. The Gas Safe registered engineer who fits it notifies it for you and you receive a compliance certificate by post.
